The house is located in the colony of the village of Ruszajny, 2.5 km from Barczewo towards Jeziorany and 2.5 km from the DK 16 road. The house is situated in the quiet and at the same time with very good access to Olsztyn, schools and shops (15 km to the Olsztyn beltway and the city border). I am selling my house due to a change of job and moving to another region of the country.
The plot with an area of: 2,900 m2 is located on a large clearing, among state forests, which guarantees that no unexpected neighborhood will arise nearby. Access 350 m from the road Barczewo - Jeziorany via a convenient forest road, which is problem-free in winter, because the trees cover the rainfall and protect against snow drifts (15 years of experience), the road only leads to this house, it is also used by foresters. On one side, the plot is bordered by 1 large habitat - the neighbor's house is about 100 m away and slightly hidden behind trees. There is a bus stop next to the asphalt road. The place is quiet - you do not feel the nuisance of civilization, a beautiful view from all windows only on the forests. We get to Olsztyn and the beltway in several minutes (15 km).
HOUSE with an area 180 m 2 consists of 7 rooms, 2 bathrooms, kitchen, boiler room and hall:
Ground floor level:
- living room with an area 21.75 m 2, from which there is an exit to a spacious terrace,
- kitchen with an area 14m 2,

Kitchen furniture - made entirely of alder wood, hand-painted, with drawers on the best BLUM systems, and household appliances, i.e. built-in oven, hood, dishwasher, induction hob, and a refrigerator. From the kitchen, we can enter the boiler room / pantry, which has a reliable central heating pellet stove. There is a fireplace in the hall - cast iron stove.
We enter the rooms upstairs by safe, wide wooden stairs. Being in the hall on the first floor, we can enter any room, i.e. 4 bedrooms and a bathroom with a bathtub and a toilet. In the bedrooms and in the hall there are cabinets built into slants, which do not take up space for wardrobes. Additionally, there are 2 lofts.
The house was solidly built in 2004. under the supervision of the owner (an architect and constructor by training - there is full documentation of photos from the construction site) of large spruce amphibians 14-17 cm thick and 30-40 cm high. The walls are additionally insulated with 15 cm thick mineral wool and, on the inside, on the ground floor, mostly 4 cm thick boards imitating amphibians, 20-45 cm high, and partly with double gypsum cards. On the first floor, there is spruce paneling on the walls. The wooden walls have been whitened and treated with natural beeswax. The floor in all bedrooms is made of spruce boards, while in the bathrooms, kitchen and hall there are tiles. The partition walls between the hall and the bedroom on the ground floor can be removed and the space of the living area can be enlarged.
Media: municipal water, electricity, ecological treatment plant without emptying. Heating is based on pellets (partly underfloor heating and radiators). The stove is maintenance-free - you only need to add pellets to the container, which is enough for 4-7 days depending on the heating season.
The house is very warm and cheap to operate. At the moment, the house is fully functional, does not require repairs, only it can be rearranged.
The house and its location is an ideal place for a family and for anyone who values comfort, peace and quiet. It takes only a few minutes to get to the school and shops.
